Who needs an EICR?

Rented homes, licence conditions and property sales.

  • Private landlords

Rented homes in England need an electrical inspection at least every 5 years and before each new tenancy. Give the incoming tenant a copy of a valid, satisfactory report.

  • Landlords in Brighton & Hove licensing areas

Selective licensing and HMO licence conditions include keeping a valid electrical report. Read our selective licensing guide to see where the schemes apply.

  • Homebuyers and sellers

An EICR shows the condition of the fixed wiring before you buy or sell, so any electrical work can be budgeted into the move rather than discovered after it.

How it works

Four steps from booking to certificate.

  1. 01

    Book online or by phone

Tell us the property type and number of bedrooms, or call 01273 111098. We confirm the final price before the visit.

  2. 02

Inspection by a qualified registered electrician

Our approved electrical partner inspects and tests the fixed installation: the consumer unit, protective devices, earthing, bonding and accessible circuits.

  3. 03

    Report emailed within 24 hours

You receive a written Electrical Installation Condition Report with a satisfactory or unsatisfactory result within 24 hours of the completed inspection.

  4. 04

Remedial quote if anything needs fixing

If the report records C1, C2 or FI observations, we provide a free quote for the remedial work. Work is quoted separately and only proceeds with your approval.

Next steps

Unsatisfactory result?

C1 — Danger present

Immediate action is required to make the danger safe. Do not wait for the landlord remedial deadline.

C2 — Potentially dangerous

Urgent remedial work is needed to remove a potential danger.

FI — Further investigation

Further investigation is required without delay to establish whether a safety issue exists.

If your report is unsatisfactory, landlords must complete the required remedial work or further investigation within 28 days of the inspection, or sooner if the report states a shorter period. Keep written confirmation that the work is done and give it, with the original report, to your tenants.

A free remedial quote comes with every unsatisfactory report. Work is quoted separately and only proceeds with your approval.

Your questions

EICR FAQs.

How much does an EICR cost in Brighton?

£149 for a studio or 1-bed flat, £179 for a 2-bed flat, £229 for a 3-bed house and from £299 for a 4+ bed property or small HMO. Large HMOs and commercial premises are quoted individually. Flats include up to 6 circuits and houses up to 10; additional circuits are £15 each. We confirm the final price before you book.

How long does an inspection take?

Around 2–4 hours for a typical flat or house; larger properties or difficult access can take longer. Power is switched off during parts of the testing. The report is emailed within 24 hours of the completed inspection.

How long is an EICR valid?

Rented homes in England must be inspected at least every 5 years, or sooner if the report specifies a shorter interval. Before a new tenancy, check the existing report is still valid and give the tenant a copy before they move in.

What does “unsatisfactory” mean?

It means the inspection recorded a C1 (danger present), C2 (potentially dangerous) or FI (further investigation required) observation. C3 is an improvement recommendation and does not, on its own, make a report unsatisfactory.

Who carries out the inspection?

A qualified, registered electrician from our approved electrical partner. We arrange the appointment and email you the completed report together with any remedial quote.

Do tenants need to be home?

No, as long as safe access is agreed through the landlord, agent or an authorised keyholder. Occupants should be told about the appointment and the temporary power interruptions during testing.

We had an extension which needed to be repaired as previous builder did not construct correctly. Aran came into the project and ripped out the whole roof. He was clear and precise with the work, whilst managing to keep the project within budget and fitting our timeline. We can't recommend him enough!

Aran and his team built me a custom wardrobe, shelves and storage space for our growing family. After receiving quotes from places like Sharps, his team achieved the same spec for half the price! Thanks lads

I used Framework for a pretty strange but turned out brilliant Argentine-style parrilla/BBQ area in my back yard. He was a very friendly guy and would definitely recommend. Thanks Aran
